Philadelphia Homestead Exemption - Deadline September 13th

If you own your primary residence in Philadelphia, you are eligible for the Homestead Exemption on your Real Estate Tax. The Homestead Exemption reduces the taxable portion of your property’s assessed value.

With this exemption, the property’s assessed value is reduced by $80,000 meaning most homeowners will save about $1,119 a year on their Real Estate Tax bill starting in 2024. Click this link and type your address in to the search box to confirm if you have the homestead exemption. If it says $80,000 in the exempt improvement section then you already have the exemption and don’t need to do anything else.

Property owners with a 10-year residential tax abatement are not eligible for the homestead exemption, however, you may apply after the abatement expires.

Here is a link to the City website with more information about the homestead exemption. To apply, you can follow the step by step process below. You only need to apply once, not every year.

  1. Visit the Philadelphia Tax Center at this link. Scroll down until you see the Property section and click on ‘Search for a property’.

2. Type in your address in the search bar and click ‘Search’. In the search results, click on the OPA number when it appears.

3. Click on ‘Apply for real estate assistance programs’

4. Click on ‘Apply for the homestead exemption’.

5. Confirm mailing address is the same as the property address, add your name and press next.

6. Confirm property Information and press next.

7. Review all the information entered and press ‘Submit’.
